Breanne was referred to us by another agent some time ago. We were in the process of selling our home in Georgetown and moving from the countryside there to Toronto. A big change for us.
We were all set to give this business to a family friend, who has in the past, served us reasonably well. Breanne asked us to give her a chance to meet with her so she could show us what she could do. We are a couple in our late 50’s and had a feeling of trepidation at the thought of dealing with someone who seemed way younger than us. We are David and Laurie Coleman, and in early March we reached out to your brokerage to help us with the sale of our resort condo in Touchstone, on Lake Muskoka. Going into this process it was clear to us a resort property comes with many compromises, such as compulsory rental weeks, property management fees, and of course property taxes, to name a few. Regardless how beautiful our condo, and the surrounding property, this unique sale was going to have its challenges.
When your agency sent Sylvia to meet with us, we immediately appreciated her humble, yet professional outlook. I had the opportunity to choose Tina as the listing agent for my mom’s estate sale.
When she came to meet with me she was fully prepared, not only with materials, but with specific and meaningful knowledge about the current market. As a result, and because of her encouragement to go “as is” (70’s vibe) and to just declutter and clean….I chose Tina. I first contacted Sylvia back in January 2022, with regards to selling my home in Pefferlaw On.
Sylvia was referred to me from a friend that just had recent dealings with her.
I’m a truck driver, and explained that I was not home much and wanted to sell my small home.

When we decided to interview 3 prospective agents to list our deceased parent’s home, Frank Leo’s was one of the names that came to the forefront. At first, we were enamored with the numerous advertisements that we had seen and the most impressive endorsements by well-known TV celebrities Barbara Corcoran and Scott McGillivray (who both just happen to appear on shows my wife and I watch). Both are honest, smart and friendly people (at least on TV), so how could we go wrong with them as an endorsement. We will admit that the power of size, power and advertising did influence us to put you and Frank Leo as the front runner to list our parent’s house with.
During our initial meeting, Mark had a most impressive presentation, walking us through the process of what he (and Frank Leo) would do for us if we chose to list our parent’s home with Frank Leo & Associates. Everything was covered from Marketing of the house, Pricing strategies, What to and not to do regarding fixing up the property and going over recent property sales in the area and current property listings in the area, everything from start to finish.
Mark won us over and was very understanding knowing that both of our parents passed away in 2019. He gave us plenty of time to clean out the house, do some painting and make some minor repairs. He never rushed us and also had a good understanding knowing that because of Covid-19, there was a huge delay in processing our probate application which could affect the eventual closing date.
We followed Mark’s advice regarding a pricing strategy to the letter. In the 6 days prior to the day we would field offers, 33 Agents/Buyers went through the property. On “Offer” day, 5 offers came in.

I will preface this by noting that I generally do not work with Realtors, as I feel most Realtors do not add much value to a transaction.
I met Katia when she was showing me and my family one of your own brokerage’s listings. We spoke briefly regarding what my family and I were looking for and what we had in the works. Almost immediately, I started seeing the value Katia brought with her service. She was able to identify unique characteristics of listings that other Realtors would not (including information that was not publicly available), and also has connections she is able to leverage for the benefit of her clients.
Apart from the value add, she speaks her mind and is prompt in her responses. I am writing to express my gratitude and to share my incredible experience with our realtor Katia Horne.
Katia and I met through a mutual friend back when get together were still a natural occurrence. My husband and I had felt we saved up enough money for a down payment and were ready to start looking, Katia jumped into action and offered to take us on as clients. With a home that maintains seven people, there were a lot of moving parts to getting this done, and Katia remained patient and professional throughout the process. I had the pleasure of working with Katia in buying my new home. She was always available for me and addressed my concerns. I am unfamiliar with the Durham area but had to move to be closer to my family. I began searching the MLS listings and found a house and requested a showing. Katia responded to my request.
Instead of showing me the one home, she arranged to show me several homes since I had a long drive from my home. She took the time to understand my likes and dislikes and began showing me houses that fit my criteria. I met Vicky when I visited a property listed by another FLA agent. On first meeting it was clear that Vicky was very professional, knowledgeable, and detail-oriented. You did what I was beginning to think was the impossible – selling our townhouse. We had it on the market just a couple of months ago with another Realtor. I’ve been hearing your commercials on the radio for years, so when the time came for us to sell and buy a house, I convinced my wife to try your guaranteed home selling system. multiple showings per day were being held, and that’s without any open-house events. Finally, after just a week of showings: 3 offers. We felt super excited, but tried to maintain a conservative outlook on the potential outcome.
That was until the bidding started. With your expert advice, we had listed about $10k over any previous house sold on the street (which was already over what we had estimated). The bidding ended another $15k over asking. That’s $25k over what we had originally hoped for!
