Commission rate is a very important question to ask and everyone should be very conscious of it. But it is only one part of the very complex total sale process.
The (fees) charged are negotiable so it is all dependent on what you get or what will be done for your fee. A wide range of services are available to get the most money for your property not to mention how important the marketing of the property is.
You would need to look at issues like: does the home need any contracting work or repairs and of course which improvements should you consider doing, does your home need special preparation or specific staging, does your property appeal to a specific buyer or do we know that an ideal buyer that loves the property will pay more for the home and would reaching them require more and or special marketing and advertising to generate substantially better results?
Each particular property and situation is different and by considering all the factors you will be able to determine what the best course of action is to maximize your NET dollars. You definitely want to be sure that you walk away with the most money in your pocket possible and that you do not leave any money on the table.
It’s recommended that you interview several agents to see the difference in experience, advice, what they are able or willing offer and include in their service and of course what is the fee that they will charge for that level of service, be aware that most often you get what you pay for. You will also find that not all agents are the same and what they have to offer will vary tremendously (the average agent on TRREB [Toronto Regional Real Estate Board] sold an average 1.5 homes per year). Remember that there is a cost for services, so ask yourself, “What will it cost an agent to do nothing”? You may have been thinking nothing but the truth is very different. If the right approach is not employed, it may cost you tens if not hundreds of thousands of dollars in lost money by accepting a lower priced offer.
Once you have done your research and have all the facts in front of you, then you can make an informed best decision and select the agent that you feel offers you the best plan and that also understands your goals and needs.
Educating yourself before you make such a big decision will make your choice a confident and comfortable one. Be aware of the agent whose main selling pitch is only to offer you the lowest rate. Ask are they full time or part time, how long have they been an agent, how many properties do they sell a year, what kind of advertising will they offer you, etc. Remember, it costs nothing to do nothing and the agent who charges you a bare bones rate will typically spend little, if any money at all to sell your home which happens to be one of your largest investments if not your largest investment.
